The office sector is both the largest investment-grade property type in terms of market capitalization worldwide and historically has exhibited the most volatile returns of the major property types. An adjustment process already appears to be well underway in the real estate capital markets due to a re-pricing of risk as a result of the credit crunch. The financial sector is one of the principal occupiers of offices in major finance centres around the world. With a changing capital market and economic environment how will the occupational markets fare? Which office markets are most vulnerable?

 

Our 2007 Annual Report provides insight into our business performance in 2007, our strategy and our detailed financial statements. 

In March 2008 the new edition of our Development magazine ‘Statement’ (number 15) is issued. This edition covers 'Area Development' which is one of the key focus areas for Development. Statement is distributed among our European Development relations.

 

Housing is important. At a basic level it is a consumer good with a value as shelter. But for most people it is much more than that. Throughout the world, the home is probably the largest investment most households make in their lifetime. At the end of life it forms a significant part of the intra-generational flow of wealth. As a result, housing is probably the largest and most important fixed asset class in almost every country. It is an  essential part, probably the single most important part, of wealth management. 

The recent era of exceptional real estate returns fuelled by low cost and readily available debt came to an end in 2007. Some investors will choose to wait until the economic and capital market outlook becomes clearer, before committing further capital to the sector. Yet, although the medium-term and long-term outlook is for lower returns than in the recent past, it is still at a level of return and risk that will be attractive compared to other asset classes, according to the most recent 'Global Vision' report issued by ING Real Estate.
