ING Real Estate has signed a cooperation agreement with the Municipality of Maastricht and BPF Bouwinvest for the Belvédère project in Maastricht, the largest and certainly one of the most complex redevelopment projects in the Netherlands.

Belvédère, the last large-scale development location in central Maastricht, is a 280-hectare site to the north-west of the city centre, extending to the Belgian border at Lanaken.

The redevelopment of the Belvédère site represents a key stage in the development of the city over the coming decades. There is severe housing shortage, more employment needs to be created, more space is required for leisure facilities and drastic action has to be taken to address traffic flow problems. The total cost will run to several billion euros.

As well as improving the quality of life in the city centre, the Belvédère development incorporates several elements which will increase Maastricht’s attractiveness to foreign investors. The redevelopment project envisages:
  • 4,000 new homes (over 70,000m²), shops (around 55,000m²) and other facilities;
  • access at both city and regional level;
  • intensive and efficient use of available space;
  • and reinforcing historical, ecological and amenity values.
