In contrast to traditional shopping centers that are designed to provide for the everyday needs of the local population living within a limited radius, Outlet Villages have supra-regional impact and draw customers from up to and over 2 hours driving distance. This is because Outlet Shopping is an event itself, usually involving a “day out” for a whole family or a group of friends and is thus very akin to tourism.

Therefore Landquart was chosen as the perfect location for the development of the Alpenrhein Outlet Village. Landquart, located in the Canton of Grisons, is close to Chur and the principality of Liechtenstein as well as at the foot of the mountains where the famous international ski and alpine resorts of St. Moritz, Klosters, Arosa, Davos, Laax and Flims are situated. It is consequently in one of the most intensely "up-market" tourist and sporting locations in Switzerland and in the European Alps generally.

The site is situated between the highway A13 and the transfer railway station of Landquart. The A13 is the prime route for tourist destinations of Grisons and the South with a traffic volume of 13.7 million vehicles per year. People driving from the north to Grisons or further down to Italy have to use the freeway A13 or the adjacent local routes and have to drive by Landquart. Topography is thus canalizing the potential customer stream. In addition further 5.7 million travellers per year stop in passenger trains at the transfer railway station of Landquart.

But also the densely populated and well-to-do Zurich area, St. Gallen and destinations in the border triangle at the Lake of Constance are within less than 60 minutes drive from Landquart. In total there is a population of 1.5 million within 1 hour’s drive and nearly 4 million within the normal 90 minutes drive band.

The Alpenrhein Outlet Village will provide approx. 21,000m² lettable space in around 100 shops. Furthermore this development includes 1,200 parking spaces in two car parks located next to the entries on both sides of the Outlet Village.
