ING Real Estate Development Belgium NV was asked by Democo to take a 40% share into an area development of 320 units in Diest on a former site from Euroshoe.

The development of a residential project on a site where previous a shoe factory (as known as "Euroshoe") was situated, is located in the inner ring way of Diest at a walking distance of its pretty historical centre.

The project is enclosed between the Leopoldsvest (former defensive walls of the city), the city centre and the "Begijnenhof" (16th. century), an old beguinage.

A deviation of the river “Demer” flows through the land subterranean under the existing industrial structures, which will be demolished to reveal the presence of water again. This deviation served to power on an 18th century old cereal mill. (“Ezeldijkmolen”), also remaining on site.

Commercial activities in the Euroshoe-site will be limited to local shops such as a bakery, butcher, press shop and grand café or a local super market for a total of 3000 m². Besides, the historical centre of Diest with a large spectre of services (commercial, administrative, cultural, schools and sport) is at walking distance of the project.

The concept of the project inspires itself of the existing landscape and the typical surrounding typologies. (“Begijnenhof”)

Zone 1 -  North – city housing and apartments: (224/370)

At the “Leopoldvest” (inner ring): urban typology, 4 to 6 levels and commercial activities with easy ground level parking. The eastern building will be considered as a landmark with interesting views to the outside of the city, the river and square situated in the site. 3000 m² supermarket.

Zone 2 – 3 – 4C – Central “Promenade”(0/370 units)

As a natural consequence of the revealing of the former deviation of the Demer River, interesting squares and aquatic elements will be created in this zone. The park zone will be preserved. A pedestrian and bicylce path will follow the Demer River and will constitute the missing link from the city centre to the outskirts.

Zone 4A – South-West – Lofts (75/370 units)

This zone contains existing and typical industrial structures. The buildings will be refurbished into urban lofts. An extra level will be built on the top of these buildings to create very exclusive lofts with generous terraces with wide views.

Zone 4B – South – Senior housing(70 (service flats) /370 units + 61 rest rooms)

This zone consists of senior residential developments. The "Senior Housing area" with 66 beds, 60 serviceflats and also +/- 50 apartments with the possible option to profit from the medical care will be developped.

Zone 5 – Zone 5 – “Ezeldijkmolen” (1 unit)

This zone is characterized by the presence of a monumental 18th century cereal mill. The destiny of this zone depends on the future buyer.
